Why Tier-2 cities are seeing rising investor interest

By ResiNest Team · Sep 09, 2026 · 2 min read

A look at the infrastructure push driving demand outside the metros — and why buyers are following the roads and the airports.

For years, investors concentrated on the big metros. But the story of the last decade is the quiet giant: Tier-2 and emerging cities where infrastructure arrived before the prices did.

Follow the expressways

Yamuna Expressway, Noida-Greater Noida Expressway and the Delhi-Meerut corridor have done more than cut travel times — they pulled entire economies along them. Land adjacent to these corridors has appreciated far faster than city centres.

Airports change everything

Noida's Jewar International Airport is the clearest example. Areas within a 30-minute radius of the airport site have seen investor demand climb sharply as hotels, logistics and commercial hubs plan around it.

Better yields, lower entry points

The entry ticket is far lower than Mumbai, Delhi or Bengaluru, yet rental demand keeps rising as employers move back-office and IT functions to lower-cost cities.

Government-driven demand

Smart City missions, metro connectivity and film and data centres are all pulling skilled employees into these cities. Where jobs go, homes follow.

What to look for

  • Approved master plans and zone maps
  • Distance to the nearest expressway access point
  • Land records on issues like green zones and acquisition status
  • Projects with RERA registration and a clear possession pipeline

A balanced portfolio

The smart approach is a mix: established metros for liquidity, and emerging cities for growth. Markets like Noida, Greater Noida West and the Yamuna Expressway belt give you both — proximity to NCR employment with prices still well below the metro benchmarks.

  • Avoid plots with unclear acquisition or land dispute history
  • Invest before, not after, a major infrastructure announcement becomes public
  • Prefer projects by developers with a track record of on-time delivery
